Traditional Buyer Agency

HOW IT WORKS
- Sign a Buyer Agency Agreement for a term of 6 months.
- If the seller is not offering a Buyer Agent commission (co-op), you agree to pay 2.25% to your agent at settlement.
- If the seller is offering a commission (co-op), but it’s not the full 2.5%, you will be responsible at settlement to cover the difference.
Buyer Protection Program
$595 first month, $495 each additional

HOW IT WORKS
- Sign a Buyer Agency Agreement for 1 month at a cost of $595. This provides you with full representation and protection against a seller not offering commission (co-op).
- If a contract is not ratified in that first month, Buyer will be charged $495 a month until they either cancel the Buyer Agency Agreement or ratify a contract and purchase a home.
- If the Seller is offering any commission (co-op), Buyer, at settlement, will be refunded all monies paid upfront, assuming the commission is enough to cover what they spent. Any additional commission after refunding Buyer, goes directly to Mr Lister Realty.
- If the Seller is not offering any commision (co-op) at settlement, the monies paid upfront will be the commission paid to Mr Lister Realty, and nothing further will be charged/due.
- Example: Buyer works with Mr Lister for 3 months. $595 (first month) + $495 (second month) + $495 (third month) = $1,585
- Purchase price is $500,000. Commission (co-op) offered is 2%
- Buyer is refunded at settlement the $1,585 they spent upfront. Mr Lister receives the 2% commission, less the $1,585 refunded to the buyer.
